About 110 market rate housing units planned for downtown Warren
By 2026 if all goes right, some 110 market rate housing units will be ready for sale in a prime spot in downtown Warren.
The directors of Warren Family Fitness Center, the former YMCA downtown, is partnering with a Cleveland property group in proposed $40 million renovation/demolition project at the historic 1928 building located at the corner of High Street and Harmon Avenue NW.
Christopher Smythe, president and CEO of Smythe Property Advisors in Cleveland and manager of Valley Properties Investiment, said the project would break ground at the end of 2024 if all goes well with people moving into the units by 2026.
What will happen to the Warren Family Fitness Center?
According to the plans, the original building, which was constructed almost 100 years ago, would continue to house the family fitness center on the first floor, while the remaining space would be re-configured into 26 apartments with the pool renovated.
An addition to the fitness center built in the 1960s would be demolished and a new structure housing 84 units would built.
The mix of available living space would include studio, one- and two-bedroom units, including a couple of penthouses, developers said.
Plan is supported by Warren Mayor Doug Franklin
Warren Mayor Doug Franklin, who was present at last week’s news conference announcing the project said he thinks the developers have come upon the right plan.
The planners pointed to potential tenants as those getting jobs at the new battery plant in Lordstown and other development in the area.
The developers also will be seeking about $8 million in state and federal historic preservation tax credits to help fund the project.
