Four commercial properties across the Mahoning Valley are drawing attention this summer, ranging from a small office building in Warren listed at $75,000 to a nearly 15,000-square-foot restaurant and banquet facility in Newton Falls now priced at $1.17 million.

Listings also include an investment opportunity in Austintown and a sizable retail space in Calcutta that previously housed a Big Lots.

Here’s a closer look at each property currently on the market.

Warren office building listed at $75,000

A single-story office building in Warren is on the market for buyers looking at a smaller-scale commercial property, according to Platz Realty Group.

Located at 615 Belvedere Ave. on the corner of Grandview St., the property has a total of 952 square feet and is available for $75,000. The listing pitches the building as a fit for an up-and-coming small business owner or a service-related business focused on expanding into and serving the Warren region.

The property was built in 1968 and includes parking on both sides of the building.

Most recently, 615 Belvedere Ave. SE was purchased by Southwind Property Solutions in 2025 for $40,000, according to the Trumbull County Auditor’s website.

Newton Falls restaurant and banquet hall sees price reduction

A long-standing restaurant and banquet hall on Ridge Road in Newton Falls has hit the market at a reduced sale price, offering one of the larger commercial opportunities in the area.

The property at 425 Ridge Road totals close to 15,000 square feet and is available to purchase for $1.17 million. The facility was first built in 1995.

The banquet rooms can hold between 100 and 400 people, and there’s a fully equipped kitchen, dining rooms and full service bar at the property. The sale includes a D5 liquor license. There are 200 parking spots at the banquet hall with a fully updated interior, and the roof was renovated in 2024.

According to a comment left on the Facebook page for Vinny’s of Newton Falls, sit-down restaurant operations at 425 Ridge Road halted in the spring of 2025. Vinny’s of Newton Falls is primarily focused on event catering and hosting, while Vinny’s Italian Kitchen in Middlefield is open at 15439 West High St.

Austintown neighborhood bar property listed at $145,000

In Austintown, an investment opportunity is available for ownership of a building housing a neighborhood bar.

According to real estate listings, a 1,798-square-foot brick building on Mahoning Avenue in Austintown is up for sale just east of Four Mile Run Road.

Ownership of the property at 3780 Mahoning Ave. is available for $145,000. The building is leased to Budapest Bar and Grille, making it an investment property with an existing tenant rather than a vacant space.

The building dates back to 1939, according to the Mahoning County Auditor’s records, giving it more than eight decades of history along the Mahoning Avenue commercial corridor.

Former Big Lots space available for lease in Calcutta

In the Calcutta Retail Center, a 30,000-square-foot retail space formerly home to Big Lots is available for lease.

The suite features two separate entrances at 15981 State Route 170, close to the intersection of State Route 170 and Calcutta-Smith Ferry Road. Located next to Tractor Supply Co. and equipped with a dock door, realtors describe the space close to East Liverpool as an ideal fit for a national retailer with large-scale operations.

According to the listing from Platz Realty Group, there are flexible lease options and build-to-suit potential in the single-story shopping plaza, which was built in 2002. The lease starts at $9.75 per square foot before utilities.

Taken together, the four listings reflect the variety of commercial properties moving across the Mahoning Valley this year. On the smaller end, the Warren office building offers an entry point for a small business or service provider at $75,000. At the larger end, the Newton Falls banquet facility, priced at $1.17 million, represents a turnkey event-hosting operation with a liquor license, updated interior and significant parking. And the Calcutta lease opportunity puts 30,000 square feet of retail space back on the market in a plaza anchored by Tractor Supply Co.
